At Langarth, we are tapping into this local renewable resource by providing a deep geothermal district heat network.

With support from the Green Heat Network Fund, this will provide hot water and heat to all homes and commercial properties at Langarth Garden Village. It will also support the local economy by providing excess energy at cheaper, competitive prices for surrounding communities.

As the first residential development in the UK to utilise geothermal energy, the network will save nearly 300,000 tonnes of carbon entering the atmosphere over the project’s lifetime.

What is Deep Geothermal Energy?

Geothermal energy harnesses the Earth’s natural heat generated beneath the surface. This sustainable heat source is captured from the heat contained within granite rocks deep below Cornwall, which is then used to provide hot water and heat for homes. The Langarth Garden Village scheme will help to deliver Cornwall Council’s ambitious climate change strategy as well as providing residents and businesses with access to cheaper, greener energy.

Langarth will have its own renewable power energy centre on the site. Located next to the park and ride, this will include a transformer compound to house the electricity substation and a bespoke battery storage area which will provide storage for green energy produced on the site for residents and provide an income from the sale of surplus power back to the National Grid.

Delivering the energy strategy will generate around 18 megawatts of green energy at Langarth as well as helping to achieve net zero carbon within 10 years.

Buildings will be constructed to a thermal efficiency standard up to 50% higher than the current building regulations.

What we are doing:

  • Ensuring green infrastructure is at the heart of the development and its design, with half of the site remaining green
  • Increasing biodiversity across the site, with 5 ha (12 acres) of new woodland as part of the planting of 50,000 plus new trees
  • Creating sustainable work hubs and flexible housing, increasing density to improve accessibility to public transport and reduce the loss of agricultural land
  • Creating a new strategic open space at Governs Park
  • Delivering design and layout that supports active trave ,providing opportunities for greater use of public transport, walking and cycling to reduce the need for car journeys
  • Developing mobility hubs within the site and key locations across Truro and Threemilestone to support sustainable transport.
  • Creating walkable neighbourhoods for residents
  • Developing electric car and cycle clubs to provide people an alternative to car ownership or a second car
  • Providing electric car charging points
  • Providing housing which will meet the Net Zero carbon target from Cornwall Council’s Climate Change Action Plan
  • Using solar power and air source heat pumps to heat and power homes, installing higher levels of insulation and providing electric charging points in every house as well as including space for the collection and storage of recycling as part of the design of the new homes. 
  • Installing roof top solar and solar on park and ride extension
  • Developing a district heating system using geothermal or ground source heat pumps to deliver renewable energy
  • Using designs to support reduced water consumption
  • Developing sustainable drainage systems, ponds/swales and water gardens to mitigate for climate change and reduce the rate of run off to and reduce pollution,
